Freehold Baywind Residences to launch with prices starting under S$2m. Baywind Residences, a freehold boutique property in Telok Kurau, will begin showings on Saturday (May 14), with reference prices starting at around S$2 million.

The 5-story property, developed by Baywind Properties, a venture comprised of construction giant Lim Wen Heng (LWH) Holdings and mainboard-listed ABR Holdings, has a total of 24 units.

The 3-bedroom flats are between 969 and 1,066 square feet, with a starting suggested price of S$2,038 per square foot (psf) or less than S$2 million. The 4-bedders, which range in size from 1,270 to 1,313 square feet, start at S$1,953 per square foot, or about S$2.5 million.

“Since the Covid-19 outbreak, urban living has changed, and people now want greater room in their homes.” “Every unit type includes a universal space that can be utilized as a study room or home office, a hobby room, or an addition to the main living area,” Baywind Properties director Jason Lin explained.

Baywind Residences follows a slew of new developments set to debut in District 15 this month, including Bukit Sembawang Estates’ Marine Parade project [email protected] and K16 Developments’ Atlassia in Joo Chiat. Another new development in Ang Mo Kio, AMO Residence, is expected to draw strong interest too.

Last weekend, the 99-year-leasehold [email protected] began previews, drawing nearly 4,000 visitors to its showflat. There are 298 units in the Arthur Road property, ranging from one to four bedrooms.

For a 495 sq ft 1-bedroom unit, indicative pricing start at $2,190 psf. 2-bedroom homes starting at 624 sq ft cost higher of $2,292 psf; 3-bedroom units starting at 1,119 sq ft cost upwards of $2,080 psf; and 4-bedroom units cost ahead of $2,233 psf.

Atlassia, a freehold boutique property with 31 apartments divided across 9 units of conservation shophouses, will begin previews on May 14. It will have 1- to 5-bedroom apartments ranging in size from 509 to 2,692 square feet, as well as boutique stores and restaurants. Atlassia units are estimated to fetch an average price of S$2,000 per square foot. Prices for AMO Residence are expected to be very attractive too.
